Pre-Purchase Pack

Know what it could become — before you buy it.

The ATALIA Pre-Purchase Pack. A design and planning appraisal of a property you are considering: verified constraints, realistic potential, three options and risks, so you can exchange with your eyes open.

Every viewing ends with the same question: what could we actually do with it? Guess wrong and you may overpay, under-offer, or inherit a planning dead-end.

What you receive

  • Constraints, verified — conservation status, Article 4, trees, flood and listing are checked at source, cited and dated.

  • Planning reality — relevant local precedent informs a realistic development envelope.

  • Three options — do-minimum, the sensible move and the full potential, each with a planning-risk grade and indicative works bracket.

  • A recommendation — a clear professional view on the most sensible next move.

Choose your level

Every fee is the total price — no VAT is added.

  • Property Potential Review — £395 fixed · 45-minute consultation and one-page decision note.

  • Pre-Purchase Pack, Lite — £750–£950 · desk appraisal: verified constraints, envelope, options summary and recommendation.

  • Pre-Purchase Pack, Standard — £1,500–£2,500 · full pack: street precedent analysis, three worked options with risk grades and works brackets, plus a branded report.

  • Pre-Purchase Pack, Premium — £3,000–£4,500 · everything in Standard, plus bespoke massing sketches, consultant flags and a negotiation-support call.

How it works

  1. Enquire via our contact page — tell us the address and attach or link the listing.

  2. We confirm scope in writing — tier, fee, timescale and our standard terms.

  3. We deliver to the confirmed scope — a branded report you can use in your decision-making and negotiations.

Who it is for

  • Buyers before exchange

  • Estate agents supporting hesitant purchasers

  • Developers screening sites

  • Investors comparing potential

Important scope note

A desk-based appraisal, not a measured survey or structural inspection; not a formal planning application or statutory advice. Sources are cited, and anything that cannot be verified by desk study is marked “to be confirmed”.
